Let’s say you’re buying or selling a property in Los Cabos, and you can’t be in Mexico for the closing. Not a problem! This happens frequently, as we rarely have an exact day the closing will occur. We’re used to dealing with it, but for our clients it might be the first time they’ve even heard of a document known as an Apostille.

Are They Stupid? Or Just Getting Really Bad Advice?

Yesterday evening I was on the radio with several colleagues, including Jorge Rodriquez, President of International Land Title and representative for Fidelity Title Insurance, participating in a panel discussion of the real estate market in Los Cabos. I nearly fell off my chair when Jorge told the host that 30% of the properties in Los Cabos have some sort of ‘title fault’. WHAT!!!! He went on to explain that the vast majority of these are cases where the client never completed the closing and left the property in a Promise To Trust. Why would anyone do such a dangerous thing? That’s when I began wondering who was advising these folks. So just in case, here are some facts.

Here’s a totally meaningless statistic for you: if you look at the total number of properties on the Los Cabos MLS, and divide by the average number of closed sales per month year to date we have enough inventory for next two CENTURIES. But, this is a meaningless statistic because we know sales are going to spike when certain things happen in the U.S. There is pent-up demand for homes in Mexico, but several factors are keeping buyers at bay. Not the least of which is the lack of credit in the U.S.

The first thing you’ll want to do is know who else is on the road with you. In Baja Sur our license plates are white with a stripe of color at the top and bottom. The color of the stripes tells you who’s driving the car.
