My Read on the Mexico Real Estate Market

The recent news that we are no longer in a recession in the US was some welcome positive news that has been long awaited. Of course, statistics are one thing, and our own personal reality is something else. Many people are looking around them and still see depressed real estate markets in the US. Canada actually has a very strong economy with real estate prices increasing in many of the prime markets. They continue to look at Mexico as a great warm-weather place to own a second home. The Mexico housing market has seen a good drop in prices, but the prices haven’t fallen so much as to create an unstable real estate market as in the US.

Safety in Ajijic-Chapala: a Different Perspective

“Mexico is many Mexicos” quoted Mrs. Ana Maria Salazar during a lecture she delivered recently at a conference attended by a number of important foreign residents in Ajijic.

Mrs. Ana Maria Salazar is a well known lecturer, an expert in Total Safety and Titular in several TV and Radio shows. She was invited to speak at the conference by Multivalores Bank which felt their clients were worried by the mounting media coverage of violence and crime in Mexico related to drug cartels; and so they invited Mrs Salazar with the aim of easing the concerns of their clients and opening up their vision of safety in Mexico - especially in Ajijic and surroundings.

In her address to those present, she said, “When friends or family from abroad ask you about crime in Ajijic, you should answer ‘Mexico is many Mexicos’. “

“What does this mean in this serious issue for the 15,000 (Winter) and 18,000 ex-Pats here who are presently pursuing a quiet living, free of fears and alarm, with their only purpose to enjoy a life free of the pressures associated with a past hectic way of living, and now wishing instead only to enjoy the sense of being on a permanent holiday.”

Why Kino?

We like Kino because it is very laid back and relaxed. The only time of the year that it is crowded is Semana Santa (Easter Week). In Bahía de Kino you will not find any of the fast food chains or hotels in Kino. No McDonalds, no Holiday Inns. Just 6 miles of beautiful beach, friendly people, good food and peace and quiet. Kino is a town of 5,000 sitting on the Sea of Cortez and with the Sonora Desert to the east. The desert sand meets the ocean with spectacular results. The population is a mix of locals, weekenders from Hermosillo and American and Canadian snowbirds. Many of the foreign people have purchased homes and retired in Kino. The road to Kino

You cross the border from the United States at Nogales, AR to Nogales, Sonora, Mexico. The northern part of Sonora State is a "No Hassle Zone" which means you can bring your vehicle into Mexico and go to Hermosillo and Kino without getting an importation permit. Take highway 15 south to Hermosillo, about a two hour drive. As you enter Hermosillo the signs directing you to Bahía de Kino are very easy to follow. The road heading west from Hermosillo is Sonora Highway #100 also called Blvd. Garcia Morales and Blvd. Encinas in Hermosillo. Highway 100 takes you west from Hermosillo and passes the Hermosillo International Airport (HMO). Geography
Puerto Vallarta encompasses all of Banderas Bay on the Pacific coast of Mexico. Puerto Vallarta and the Nayarit Rivera form the popular tourist destination best known as Vallarta. It is located at the Mexican Pacific beach of Bahia de Banderas, the third largest natural Mexican bay and one of the largest in Latin America. This bay is located between the south of Jalisco state and the north of Nayarit, the limits of this bay range from Cabo Corrientes (Jalisco) to Punta Mita (Nayarit).

We can say that all of Vallarta holds the second place in touristic residence sales in Mexico after Cancun. During 2009, one thousand five hundred holiday households valued in more than $100,000 USD were sold, basically from domestic and foreign buyers.

Mazatlan, why snowbirds keep coming back

The closest of Mexico's Pacific beach resorts to the U.S. West Coast, Mazatlan is a favorite winter destination for snowbirds who love its casual, sometimes gritty atmosphere, low prices, fresh seafood and miles of golden beaches. Many Canadians and West Coasters return year after year, settling in for a couple of weeks or half a year, drawn back by a city that is, in turns, gritty and glamorous, calm and frenetic, dishearteningly ugly and quietly beautiful.

Don West, owner of Lloyd Center Pharmacy in Portland, OR, travels to Mazatlan every year with his wife for a few weeks of sun and liberation from work, commuting and television. Their faces light up when they talk about it: "We're in love with Mazatlan. It's such a wonderful lifestyle — you can just sit on the beach or go to Canuk's for a beer and run into people from home."

Curandera Doña Mariana chants while controlling your body with the laying of water over hot rock, as the mysterious meandering of a range of herbal bouquets piques the olfactory sense. She methodically swats almost every inch of your torso and each limb, with varying degrees of assertiveness and pressure. Yet she is ever so gentle; she reassures you of her command over process and purpose: relaxation, rejuvenation and healing: “Qué salga el mal; qué entre el bien,” she cajoles. Out with the bad; in with the good.
Mariana Emilia Arroyo Cabrera is a native Oaxacan temazcalera, expert in the ancient pre-Hispanic science and ceremony of temazcal. The heart of temazcal is entry into a dark chamber filled with steam and select aromatic plants and herbs, and being carefully guided through ritual stages by one who has learned function, effect and procedure through years of training.

Experience the Magic of Mezcal about Oaxaca

            Many first time visitors to Puerto Vallarta are deterred from spending the summer months in Mexico by overheard complaints of the oppressive heat. This is unfortunate because the rainy season has a special charm unavailable during the cooler winter months. While the humidity and heat can be intense during the day, the rains come in the afternoon and night, bringing a refreshing coolness with them along with impressive light shows during the near daily thunderstorms.

            These storms can be tremendous, shaking the earth and filling the nighttime sky with brilliant streaks of electricity. They rarely last more than a few hours, bringing a breath of fresh air without limiting recreational activities. Along with the storms comes a renewal of the local foliage, turning the hills, fields and jungle an emerald green that simply doesn’t exist after several dry winter months. The rivers are swollen, the flowers burst into color and with them the tropical birds and butterflies appear in abundance. Puerto Vallarta and the Bay of Banderas -like much of Mexico- reach their apex of beauty in the summer months.

When considering buying real estate from a developer in Mexico, it is important to understand the differences between how you might be accustomed to buying new construction in your country of origin, and what is common and legal in Mexico. Specifically, there are financial and title transfer considerations that you should take into account when buying new construction here in Mexico.
For example, in the USA, in order for a developer to get building permits, financing must be obtained to guarantee a completed project; then, the pre-sales of units can begin. In Mexico however, outside financing for a project does not have to be obtained before pre-selling units, and buyer’s cash can be used for construction. This, of course, puts buyer’s deposits at risk if there is a mismanagement of funds or construction.

There are many excellent developers here in Mexico with a clear history of delivering completed units in a timely manner. In addition, Mexican architecture is one of the reasons why Mexico is such an excellent travel destination, as well as a real estate investment destination. I feel that the most under appreciated artist in the world is the Mexican mason. This article is only meant to help you ask questions to lead you to the best developers, and to give you insight as to the possible safety of your investment and to what you are really buying.

Interview with Tomas Rueda about Mazatlan

Tomas Rueda has been living in Mazatlan, Sinaloa since his birth in 1941. He studied mechanical engineering in Monterrey and later acquired a master’s degree in naval architecture in Holland. He constructed boats for 10 years until he decided to move into the field of residential development. He has designing and building residential projects in Mazatlan for the past 25 years and is one of the most respected businessmen in the city.
 
VM: How has Mazatlan changed in the last 20 years?
            It has changed so much that if you have not been back here, you will not recognize it; the most dramatic changes have occurred in the last ten years. The town has grown and developments have been built near the beach areas.
 
VM: What are you currently developing?
            We just finished a Torre 360 -a 16-story “intelligent” building with 27 condominium units- on the beach of Sabalo Cerritos.
 
VM: Why did you choose to build an intelligent tower?
            Because it is the most advanced construction concept in the market, and there is nothing like it in Mazatlan. One of the many amenities of the tower is that the owner can control all the utilities in the condo, including lights and air conditioning, through the internet. It will hopefully differentiate us from the rest of the projects in the area.
