Baby Boomers Will Drive Real Estate Growth

Baby boomers have been a driving force in many areas of the economy, culture and consumer attitudes for several decades. As the oldest boomers approach retirement in the next few years they will begin contemplating not just whether to retire, but also where they want to live in the next stage of their life. One big component of this decision is the housing choices that boomers will make as they decide whether to sell a home, relocate or invest in real estate.

As a group, baby boomers comprise the largest population cohort in the history of the United States & Canada.  The size of the group gives it vast influence over North American politics, popular cultural, and of course, real estate & interantional real estate.

To evaluate the influence of the baby boomers on the future of real estate, the National Association of Realtors (NAR) conducted a study in 2006. The findings of the research were published in report entitled Baby Boomers and Real Estate: Today and Tomorrow.

Even that the study is from 2006, and that we have lived tremendous times lately, that is exactly why the name of the study was "Baby Boomers and Real Estate: Today and Tomorrow". Demographics are demographics, and Baby Boomers are Baby Boomers. "Baby Boomers are the most powerful consumers in the marketplace today and will continue to be, regradless of the economic climate, for many years to come." - say David Weigelt & Jonathan Boehman in their great Book "Dot Boom."

 Global crisis? A Couple of weeks ago I was talking with my sister in law, who lives in Canada and was spending some days here in Colombia with my brother, and she was telling me that she felt as if there were no crisis in Colombia, watching the positivism of people in the streets, contrary to the general atmosphere that is breathed in Canada and USA.

We are not going to block the sun with a finger, but that's not just one person perception.

A large percent of baby boomers (those between the ages of 45-65) are currently uninsured. Many who belong to this age group have lost their jobs due to aging, unemployment or downsizing and are no longer covered by affordable health care or insurance.

Traveling beyond local borders offers this group, more than any other demographic, the opportunity to pursue and receive premium healthcare, alternative treatments and travel, all at the same time. Boomers are leading the way to more affordable healthcare, seeking medical care overseas to address such needs as knee and hip replacement surgeries, cardiac care, and alternative treatments for chronic conditions such as arthritis, diabetes, orthopedic procedures, and dental care.

American boomers needing dental care and prescriptions often travel south of the border into Mexico or even as far as Brazil, Argentina, and Costa Rica for their needs. Dental procedures as well as medications in Latin American countries is less than half of what comparable procedures and medications cost in the United States. Thailand, Singapore, and Malaysia are popular destinations for those needing hip or knee replacement surgeries. Europeans are making trips to Hungry and Poland for dental and cosmetic procedures at great savings, even after including the cost of travel and hotel or clinic accommodations.

Brazil Ecomony is likely to perform better than developed countries and is attracting Investors

Investors are advised to look at property for sale in Brazil because of the country's strong economy, according to an expert.

James Gonzalez, market analyst at Obelisk Investment Property, says that the country is "stable" under the leadership of President Luiz Inacio Lula da Silva and says the economy is "thriving" as the exports grew by nearly 15 per cent last month and people have the confidence to spend money. The Economic Commission for Latin America also reported that the country's stock market registered a healthy trade surplus of $3,700 billion (£2,456 billion). Mr. Gonzalez has said that this tendency looks set to continue for the rest of the year, which is likely to be good news for Brazilian property investors

Paulo Wrobel, from the commercial section of the Brazilian embassy in London states that South American nation is likely to perform better during the recession than developed countries because the markets are "very robust". Mr. Wrobel asserts that the regulations in place in Brazil are very strict for the last decade or so and the country has not seen the kind of turmoil experienced by other major powers.

He commented: "The construction is growing quite substantially but there was no madness in terms of lending for those without the capacity to pay."

A consensus between analysts in the field of Latin American finances has found that Brazil and Mexico will be the healthiest economies in Latin America in 2009, Property Abroad reports. Property investors in Brazil will also experience a stronger-than-average drop in inflation, the magazine asserts.

Meanwhile, Brazilian property investors could be interested to hear that Mr Meirelles, the president of the Latin American nation's Central Bank predicts the economy will grow at a rate faster than the global forecast of two per cent.

The number of Americans and Canadians living abroad, by today's count approximately 7 million (according to The Washington Post), is twice the population of Chicago and greater than that of 33 U.S. States. A number that has grown steadily over the past decade, and it is expected to more than double within ten years. In the next 20 years, 100 million baby boomers, from the USA and Canada, are going to retire. Five million baby boomers turn age 60 each year, Ten Thousand per day, Eight per minute, and scores of them are purchasing property abroad as vacation homes or investment homes. Naturally, many of them are auditioning these homes for potential primary retirement residences.
