The Cancun real estate area is the focal point of an ever stronger network of tourist destinations throughout the Yucatan Peninsula, and those living in Cancun always enjoy the benefit of easy travel to various nearby colonial cities,  world-renowned pyramid sites, eco-parks, and other tourist destinations.  There are little Mexico real estate markets that have as many tourist attractions in such a reduced area such as the Yucatan  real estate area.  Due to this unique situation, plans are underway to make transportation from the Cancun real estate area to various key destinations easier and faster.  There are currently plans awaiting approval for the construction of two new branches from the Merida-Cancun highway, and a new expressway.

I had put up an article in a magazine about two months ago and thought it would be good to share with the readers of our TOP Mexico real estate blog.  Here is the article below.    The Riviera Maya and Playa del Carmen real estate market have had some of the world’s most interesting growth rates and fascinating examples of regional trends.  Playa del Carmen homes  and Playa del Carmen condos have had continuous increases in demand but those in Quintana Roo have grown the strongest.   During the 1990’s the little village was known as the pier town where you grabbed the ferry to get to Cozumel.   Now, during this decade, this little village has become more intertwined with the international business world, and consequently, adjustments to the real estate market have been witnessed from the direct effects of the world economic downturn.  The loss of jobs and loss of corporate sales in the economies of the United States and Canada have reduced the number of buyers here in Mexico.  The bankruptcy of several international banks on the world wide scene has also tightened the regulations on credits and the amount of available capital for investments.  These and other economical occurrences have had a decrease effect on the demand here in the Playa del Carmen Property market place, but interesting Mexico mortgages for real estate buyers have also been introduced in greater varieties from bank institutions and creative transaction models from seller-financed sales are becoming more common.  With economic turbulence, also comes opportunity.  Surrounding yourself with regional-market-intelligent Mexico real estate agent  experts is the first important step towards a safe Mexico real estate acquisition and profitable investment, and this recommendation is even more prudent during times of market adjustments.

Slow down in the economy here in Playa del Carmen?  Real Estate prices continue to be supported or I should say that the factors that play heavy into the stability of market prices continue to grow here in the Riviera Maya.  I speak with many Americans and Canadians everyday who are wondering about the Playa del Carmen real estate prices;  how are the Mexico Homes values being effected with the world financial turmoils and the Mexican economy being tied in so tight with North America?   How are these situations playing upon the Mexico real estate market?

A key factor in Mexico real estate, especially a market like that of Playa del Carmen, is the strength of tourism in the area.  For this very reason, contrary to what one might think, now is the IDEAL time to buy here; because of the international recession and the swine-flu travel advisory, the current market is at a low point, which means reduced prices, sometimes very reduced.  However, in addition to the confidence which the history of the Playa del Carmen real estate market offers us, the government of Mexico has just launched the “Vive Mexico” program, which will add to our confidence that the market will soon be on an upward trend, and that this is an ideal time to invest.

Exciting news for the residents and future buyers in the Coco Beach Zone of the north Playa del Carmen real estate market.  There is a new cool and hip beach club / bar that is open to the public. It is called Anibal Royal and has a very cool appearance and ambience. I decided to take a break and venture down yesterday to have a peak, and I ended up really enjoying the atmosphere. I ordered a smoothie and ceviche, which both were excellent, while soaking up the sensational breeze and views of the Caribbean ocean. The staff were super friendly and courteous and the music was grooving from the dj in the booth.

Cozumel real estate is famous for its beautiful nature, and it is of invaluable importance for both home buyers and visitors to preserve this aspect of the island. A recent announcement has indicated that further funding will be dedicated to help study and preserve the biodiversity of the island's coral reef. In early June, Mexico's top tycoon Carlos Slim and the World Wildlife Foundation (WWF) announced that they would invest 100 million dollars in preserving biodiversity in 17 natural area groups in 6 different regions of our Mexico real estate market. Cozumel will benefit through a part of these funds will be dedicated to the island.

A good rule of thumb to follow is for every dollar invested in the project, it should reflect a two dollar increase in property value. Now your question should be if the local market value will support such an investment. If positive, then you should proceed on putting together your fixer-upper team.

For this reason the drop and recovery of the tourism industry Mexico has gone through since June is of considerable importance to those interested in Mexico real estate in tourist destinations This summer vacation, Mexico's favourite beachfront vacation spots have recovered significantly from the impact of the swine flu travel advisory which virtually halted Mexico's tourism industry in June Areas such as Puerto Vallarta, Mazatlan, and the Playa del Carmen real estate markets were effected by such down turns During the month of July, the Secretariat of Tourism reported that average numbers from throughout Mexico show hotel occupancy at about 70% While these numbers reached up to 80% or more during this period last year, the numbers still show a significant recovery.
