A few minutes from downtown Punta del Este and on the East shore of the Laguna del Sauce, “El Puertito – Boating Village” is being built, the first and only nautical country condominium in Punta del Este.

In a privileged location and surrounded by nature, the nine-hectare complex proposes living in a real ecological paradise that offers the best quality of life for nature, sailing and open-air-activities lovers. The residential complex has direct access from Route 12 and is made up only by thirteen parcels of between 4,000 to 5,300 m2 each, with prices ranging from USD 60 to USD 195 the squared meter (including the share for shared zones and buildings), where maximum comfort houses, security and exclusive services with the latest advances in design and equipment are projected. “El Puertito” has a private berth with moorings for 14 sport ships and all the support services of nautical activities, in an almost virgin natural environment that promises a relaxed life-style near the city but away from the noise.

 



The preliminary plans belong to the firm Guerra & Quintero, based in Switzerland, Dominican Republic and Punta del Este, Uruguay. The developing entity is Ría Costera S.A., a subsidiary of the Swiss constructing company, PRELCO S.A. based in the city of Geneva and that finances 100% the investment.
 
For each terrain, a specific preliminary plan was elaborated, that adjusts to the difficult topography of the place, with the object of demonstrating the range of possibilities offered by each of them, whatever the tastes and preferences of the potential buyers are.
 
On these bases, a map of buildable surfaces was elaborated, that sets the zones susceptible to be built, the maximum allowed distances and heights for each fraction. This map is an integral part of the co-ownership rules.
 
The terrain has a total elevation difference of 22 meters in the longitudinal axis, which turns it into a large amphitheatre with direct view of the Laguna del Sauce from each parcel.
 
The infrastructure was fully finished in December, 2008 and on 26 May, 2009, the building of the house “LOS LIRIOS” began, which has an expected construction period of 10 months.

 

 

EL PUERTITO BOATING VILLAGE
proposes a new concept of life, in agreement with nature; therefore the urbanization was based in an environment management plan that merges the architectonic values of the complex with the respect for the flora and fauna of the place. The owners are guaranteed intimacy, security and enjoyment as well as sailing in the Laguna del Sauce, spectacular mirror of clear and transparent waters of arbitrary shapes, that with a surface area of six thousand hectares is the largest sweetwater reserve in the department of Maldonado. Its depth, around 7 metres in the shores and 13 metres in the centre, reaches pools of up to 20 metres which makes it ideal for practicing nautical sports and enjoying sport fishing. Internal combustion engines are only allowed to those who are neighbours of its coasts and/or to the authorized fishing guides, which makes it even more exclusive. Its depths offer gigantic silverside fishes.

El Puertitoalso has the privilege of being surrounded in its immediate setting by a first-class hotel infrastructure, as well as by one of the most famous golf courses in South America, the "Club del Lago Golf". The owners of El Puertito automatically become members of said club, enjoying all its services without paying the admission payment and having preferential conditions.
  
For houses, a “Personal Project” is proposed, that gives each owner the possibility of defining, together with a team of specialists, a project adequate to their specific preferences and needs. The design of the homes will mirror the extraordinary beauty of the landscape in which they are surrounded and will reflect the tastes, preferences, and lifestyles of their owners. Each residence will span approximately 400 square meters of covered space, plus semi-covered pergola-type exterior spaces, patios, and pools. Large windows will allow the outside in, and lush outdoor gardens and water features will further enhance the grounds.

State-of-the-art cooling and heating systems for all areas, including external pools, will provide year-round comfort for residents and guests. All bedrooms will be designed en suite and feature large dressing rooms and bathrooms. Furthermore, all rooms include a private terrace. Owners will be able to customize their finishes.
