In the final months of the summer,  the Mexican Caribbean island saw an increase of cruise ship activity which the local  Cozumel real estate industry and several related businesses have been able to capitalize.  Cozumel’s economy is based mostly in cruise ship tourism.  While the swine flu travel advisory in the spring and summer of 2009 brought many obstacles to many Mexico real estate areas and their businesses, the number of tourist visitors in Cozumel have been increasing steadily since that time.

You find a very interesting Mexico Home on the internet, and the price looks right.  Or maybe you’re down in Mexico for your vacation on the beach and you see a great looking Mexico Condo, in a perfect location with a for sale sign on it.  What’s the first thing you should do?  Call the phone number on the sign, or on the web page advertising the property?  You get the best deal that way, since you’re going straight to the seller, without involving more people in the transaction, right?  WRONG!    False logic, it seems simple that contacting the listing agent would appear to be the first best step to excercise; this misconception can lead to inadequate representation of you the buyer or a conflict of interest between buyer and seller in the Mexico real estate transaction.

One of my earlier stories regarding a Mexico fixer-upper project talks about how to find a good property in Playa del Carmen ideal for such a project. A good rule of thumb to follow is for every dollar invested in the project, it should reflect a two dollar increase in property value. Now your question should be if the local market value will support such an investment. If positive, then you should proceed on putting together your fixer-upper team.

U.S. taxpayers are required to file certain reports with the U.S. government if they own property in Mexico, have a business in the country, or are shareholders in Mexican corporations Uncle Sam, U.S. tax watchdog, has instituted a voluntary disclosure program for those people who may have omitted reporting in the past. This program is designed to limit penalties that may be imposed on those U.S. taxpayers who have failed to make the required declarations previously.
