When buying real estate in Mexico you can focus all your time on the purchasing process and sometimes forget that you are moving to a different country and will need a visa.

In the final months of the summer, the Mexican Caribbean island saw an increase of cruise ship activity which the local Cozumel real estate industry and several related businesses have been able to capitalize. Cozumel’s economy is based mostly in cruise ship tourism. While the swine flu travel advisory in the spring and summer of 2009 brought many obstacles to many Mexico real estate areas and their businesses, the number of tourist visitors in Cozumel have been increasing steadily since that time.

You find a very interesting Mexico Home on the internet, and the price looks right. Or maybe you’re down in Mexico for your vacation on the beach and you see a great looking Mexico Condo, in a perfect location with a for sale sign on it. What’s the first thing you should do? Call the phone number on the sign, or on the web page advertising the property? You get the best deal that way, since you’re going straight to the seller, without involving more people in the transaction, right? WRONG! False logic, it seems simple that contacting the listing agent would appear to be the first best step to excercise; this misconception can lead to inadequate representation of you the buyer or a conflict of interest between buyer and seller in the Mexico real estate transaction.

Buying a fixer-upper in the Playa del Carmen real estate market can be a great adventure and a fantastic method to learn more about the architectural styles from different regions south of the borderVA If you enjoy putting some elbow grease into an old building, enjoy the challenge of reorganizing and redistributing layouts of buildings, and enjoy the challenge of searching for a diamond in the rough in any Mexico real estate market for attractive profits, read more below. One of my earlier stories regarding a Mexico fixer-upper project talks about how to find a good property in Playa del Carmen ideal for such a project. A good rule of thumb to follow is for every dollar invested in the project, it should reflect a two dollar increase in property value. Now your question should be if the local market value will support such an investment. If positive, then you should proceed on putting together your fixer-upper team.

In the Mexico real estate purchase process, the ONLY authority permitted to draft a deed transferring real property or an interest in real property is the Mexican Notary Public This person is different from a Notary Public in the United States where a simple exam, bond, and a rubber stamp can make a Notary Public out of most people Nor it is similar to Canada's Notary Public who must meet a few more stringent requirements to qualify Not so many, however as the Mexican Notary

U.S. taxpayers are required to file certain reports with the U.S. government if they own property in Mexico, have a business in the country, or are shareholders in Mexican corporations Uncle Sam, U.S. tax watchdog, has instituted a voluntary disclosure program for those people who may have omitted reporting in the past. This program is designed to limit penalties that may be imposed on those U.S. taxpayers who have failed to make the required declarations previously.

Merida Real Estate is an enchanting city with much to enjoy and little to cause complaint. Approachable and friendly, the citizens find their roots in the Mayan, Spanish, French and Lebanese culture. This is a civilized city where people are civil to one another. Neighbors know each other and often, are related. Family is not just important here, family is everything - as is a sense of community. People belong.

Mexican law says that Mexico real estate taxes must be paid on the higher of the following: purchase price OR appraised value Since many appraisals in the La Paz real estate market are lower than the actual selling price your taxes will be condisderably lower if the appraisal value is declared Payment on this basis has taken place for many years in many parts of the country It is, however, illegal

The Federal Secretary of Tourism, Rodolfo Elizondo, is to announce the quantity of money that has been ear marked for the Quintana Roo Marketing budget For the past 2 weeks, this budget has been kept secret since the federal authorities had not decided the complete amount to be injected into the injured tourist industries.Along with the decrease of tourism various other external factors in 2009 have been hammering away at the demand for properties south of the border which has been putting downward pressures on the Mexico real estate market specifically those within the popular tourist regions
